In less than 45 days from taking to market, Jeremy Avera and DeLea Becker of Beck-Reit Commercial Real Estate leased out 2110 South Congress, a prime piece of real estate on the corner of South Congress and Crockett in 78704. Meteor Coffee is opening its third location in the Capitol City just down the street from the Texas Capitol Building.  Their other locations are in Little Rock Arkansas where it was born and Bentonville is in the works like their Austin location.

Meteor will be doing a major renovation to the property at 2110 South Congress which has been a convenience store for many years. Beck-Reit Commercial has some very Happy Landlords - “Even though the building needs major renovation we were able to secure a tenant in 45 days that will overhaul the building.

Here are a few photos from their Little Rock, Arkansas location:

"Owners are very pleased to get a long-term tenant and see what the property becomes under the direction of Meteor” - Jeremy Avera

“The market is tough in Austin.  Landlords want higher rent while NNN expenses also continue to rise causing a squeeze on Tenants.  We work really hard to create win-win for both sides. Finding the ideal tenant and making the deal work for both sides.  This deal had a lot to give and take on both sides.  Both parties were grinning the day the lease was finally signed.” - DeLea Becker

Advice to Landlords:

Look for tenants that will stay and pay.  Getting the highest Base Rent Rate isn’t the #1 goal, we suggest looking at the longevity of tenant and their current financials.
