On our new project, one of our main strategies to accomplish this is to create a partnership of owner/occupiers that will lease as well as own the building. That brings benefits on the bank rate, less down payment, and better amortization. This has worked very successfully on DC+A current office, so moving forward to a larger building with additional Partners.
Our Workbench building is 48,000 s.f. leasable and we have about 80% of it leased to our Partners, with a few more offices available and great restaurant with double high space on the corner still to lease.
We are looking for a few more like minded Partners to fill out our human capital offerings to create a “Developer one-stop-shop” for real estate and share our synergy.
